The task of combining the townhouse typology with apartments on a rather small plot proved to be an exciting challenge. We approached the project by analysing existing typologies found in Dubai and addressing their perks and flaws. Using the gathered knowledge and our previous experience in concept development we started experimenting with form until we found the perfect solution. The presented concept is our answer to the existing situation, a project which successfully creates a hybrid typology and provides high standard accommodation to its residents. We reduced the townhouse form to a basic cube which contains all the aspects of a townhouse. Various sizes of cubes were developed and stacked together into a cluster. The space that was left in-between the cubes is used as an circulation area for the whole building. The second floor continues with the townhouse cubes but in different size. Finally the third floor is reserved for luxurious apartments, each one seemingly created from stacking two parts of a cube together. The result is a clustered building consisting of differently sized blocks, each one adapting to the desired function. Due to the clustered design and seperation in blocks the residents still maintain the feeling like living in a traditional townhouse. Each of the blocks is provided with a terrace or garden space for residents to enjoy. As a response to the hot climate present in Dubai a we created a sun-shade system. The shades cover each block and provide both privacy and sunshade but can also be opened if desired by the residents. Regarding the parking situation we propose a development of underground parking spaces for the residents in order to keep as much as possible of the plot area for the residents to enjoy. The underground garage could be directly connected to the building circulation.
